The Texas Association of Realtors Management Agreement we use, which reflects our standard pricing.  Please keep in mind that this pricing may vary based upon the location and condition of your rental properties.  Likewise, we are willing to work with owners who have multiple properties in need of our management services.  Before we can complete your actual Residential Leasing and Property Management Agreement, we will need to walk through your rental properties and complete a Comparative Market Analysis for each.

Once you have chosen Wakefield, REALTORS as your property management company, the next steps are simple.  We will:

  • Prepare a Residential Leasing and Property Management Agreement and associated addendums for you to sign:
  • Multiple Property Addendum (If applicable)
  • Addendum for Authorization to Act for Owner before Owners’ Association (if applicable)
  • Addendum Regarding Lead-Based Paint
  • Owner’s Notice Concerning Condition Of Property Under Property Management Agreement
  • Discuss your options for processing your income and expenses, as well as additional services that are available, and you can make your selections accordingly.
  • Conduct a formal inspection of your property(s).

If property is unoccupied:

  • Re-key the property and make all necessary updates to meet the minimum requirements as defined by the Texas Property Code.
    • We will place the property on our Kwikset Key System.  While this conversion requires an initial investment, you can anticipate only a simple charge to re-key the locks with future tenant changes.
    • Texas Property Code requires that each property be equipped with a:
      • doorknob lock or keyed dead bolt on each exterior door
      • keyless bolting device and a door viewer on every exterior door
      • sliding door pin lock on each exterior sliding glass door
      • smoke alarm in every bedroom, hallway and living room
  • Move the utilities into our name.
  • Inspect your property(s), complete the documentation described below, and recommend repairs and/or improvements that will maximize the marketability of your property.
    • San Antonio Board of Realtors (SABOR) Residential Rental Data Form
    • Property Manager’s Inventory and Condition Form
    • Property Worksheet including full documentation of appliances, fixtures and systems
    • Full Photo Documentation
  • Market the property via the Multiple Listing Service (MLS), internet websites, print and military media.
  • Meet with the new tenant in the property once the lease has been signed and the first month’s rent and security deposit has been collected.  During this meeting, we will:
    • Present them with the keys to the property
    • Walk through the property with the new tenant and reiterate their responsibilities as a tenant
  • Produce your first Owner’s Statement on the 10th of the month after the tenant has moved in. 
  • Charge the Leasing Fee to your account when the first full month’s rent has been collected. 
  • Inspect the property 30 – 45 days after the tenant has moved in.

If property is occupied:

  • Move the utilities into our name (if utilities are paid by owner)
  • Contact the current tenant and notify them that we are assuming the responsibility for managing the property that they are leasing.
  • Honor the conditions of the tenant’s current lease through its term.
